Housing management, repairs and compliance
During the year, we strengthened our approach to housing management. The
Residents’ Handbook was rolled out to provide clearer information for tenants, and
all existing assured shorthold tenancies were updated to assured tenancies in line
with the Renters’ Rights Act 2025. We reviewed and introduced licence agreements
for new placements, held monthly rent arrears meetings to support early intervention
and income protection, continued quarterly resident feedback sessions, and completed
annual tenancy audits to ensure tenant information remains accurate and up to date.
A new facilities management system was introduced to improve repairs, compliance
management and performance monitoring. During the year, 2,256 repairs were
completed within agreed timescales, achieving a 94% service level agreement, and 730
compliance inspections were completed, achieving a 98% service level agreement. Ten
voids were turned around within 10 working days, supporting effective new placements
and reducing lost housing capacity.
We completed stock condition surveys across 100% of our housing stock, rolled out
the 2025–26 planned works schedule, and completed defects assessments to support
Decent Homes Standard and Housing Health and Safety Rating System compliance.
Reported compliance was 98% for Criterion A, 96% for Criterion B, and 100% for
Criteria C and D. PAS 2030 retrofit assessments were also completed for 100% of the
21 identified units to support planned upgrades towards EPC Band C.
Environmental sustainability
Environmental sustainability remained an important part of our value for money
approach. We launched our Sustainability Strategy 2025–2030 and continued to
improve the energy performance and environmental resilience of our homes. The
average SAP rating increased to 70.71, an improvement of 8.1%, and CO2 emissions
from residential facilities reduced by 30.4%, equivalent to 100 tonnes of CO2. Solar
panels are now fitted to 15% of homes, and 48% of homes have improved to EPC
Band C. All homes were maintained at low risk of overheating.
We also launched two biodiversity gardens, introduced commercial waste arrangements
for residential care services and Central Office in line with Simpler Recycling requirements,
held quarterly environmental sustainability workshops with environmental leads, and
launched a cycle to work scheme for staff. These actions support lower environmental
impact, better-quality homes and more sustainable use of resources over the long term.
